Eligibility Note: To qualify for a student (Co-op/Internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution (university/college) and must be returning to school after completion of their work term with QuadReal. If you are a student registered in an official co-op program at your post-secondary institution and completion of a final work term is a mandatory component for you to graduate, you are eligible to apply with the understanding that you will leave QuadReal at the end of your work term or have the possibility to be considered for full-time opportunities.
Based in Calgary or Toronto, the Co-op/Intern, Residential Operations - Community will report to the Residential Training Manager and support a wide range of Residential Operations roles. Based on a rotational approach, time will be spent at Communities performing a variety of Management and Maintenance roles as well as within corporate office supporting groups such as; Marketing, Training, Revenue & Operations Management and Capital Planning.

What You Will Experience:
Leasing
Participate in the full leasing process; securing appointments to view the property and update/record activity in Yardi Voyager and Rent Café/CRM as applicable
Inspect all vacant suites weekly to ensure suites are in optimal condition for showings/appointments
Conduct property tours and show available suites to prospective residents and ensure standards as per QuadReal's leasing policy are met when engaging with prospective residents
Leveraging Sentry provide a comprehensive overview of the property, including availability of suite types and layouts, common areas and amenities of the building, surrounding neighborhood and value-added services provided
Assemble and provide move-in packages to new residents using SharePoint, Yardi Voyager and Rent Café
Communicate and work with Community Manager to ensure suites are delivered on time and as promised, providing move-in inspections and new home orientation with new residents
Coordinate reservations of elevators for move ins and move outs
Community Management
Provide administrative support as required, including preparation of notices and other resident correspondence, QuadReal Living updates, courier & mail handling, as well as maintain resident and contractor contact information in Yardi Voyager
Professionally and courteously handle all inquiries, feedback, complaints, or concerns
Promote usage of Resident facing technology
Work with Assistant Community Manager to monitor aged receivables report weekly for delinquency enabling the Assistant Community Manager with the collection of delinquent rents
Work with Assistant Community Manager to serve all legal documentation pertaining to non-payment of rent and/or further landlord/resident process or litigation as directed and in compliance with Residential Tenancy Act
Work with Community team to execute paper purge project
Maintenance Operations
Shadow Maintenance team while performing scheduled, preventive, routine, and emergency maintenance as directed by the Maintenance Manager or Community Manager, and record activities utilizing Yardi Voyager Mobile Maintenance
Accompany trades work such as painters, electricians, plumbers, etc., when necessary, as directed by the Maintenance Manager or Community Manager
Working with the Maintenance team you are Responsible for cleaning duties, including litter pick-up, sweeping, shoveling, pressure washing, or other as assigned by the Maintenance Manager or Community Manager
Work with Maintenance team to prepare and organize waste and recycling bins to maintain order and cleanliness in the garbage room
Work with Maintenance team to ensure property, grounds and vacant suites are kept clean in accordance with QuadReal standards
What You Will Bring:
Currently enrolled in an academic program preferably in Real Estate, Business, Urban Development, Property Management or other closely correlated programs like marketing or hospitality management
Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages.
Ability to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, residents and the public; self-motivated and professional.
Advanced knowledge of Excel, PowerPoint and Word; knowledge of Argus Enterprise a plus.
Experience with customer service and ensuring customer excellence. Previous experience working within a real estate company (property management) is an asset
